Mirvac AQUA
Mirvac AQUA Pty Ltd is a 50/50 joint venture between Balmain and Mirvac. The funds, Mirvac AQUA Income Fund and Mirvac AQUA High Income Fund, were launched in October 2004. Both the Income Fund (senior debt) and the High Income Fund (mezzanine debt) are diversified income funds, deriving investment returns primarily from loans secured by mortgages over properties used for commercial, industrial, retail, residential and social infrastructure purposes.
The Income Fund invests primarily in loans secured by a registered first mortgage over investment assets and the High Income Fund invests primarily in loans secured by second and subordinated mortgage over construction and investments assets.
Mirvac AQUA sources loans from various channels including Balmain and commercial mortgage brokers. Balmain has originated approximately 70% of Mirvac AQUA’s mortgage deal flow to date.
Mirvac AQUA primarily sources investment into the funds through financial planning networks and to a lesser extent, the institutional market. Mirvac AQUA is rated highly by all research houses and updates of their current ratings can be found in their website.
